Some people are also living in some dodgy rentals or near dangerous people or subpar infrastructure, etc. and that is a risk that has to be factored in. 

 "Some people" being me, of course. 😂

Not every market has quality rentals in safe neighborhoods.
Or rents are skyrocketing.
