Family fitness and everyday stength
A cable machine is a good balance. Will give you lots of options without the concern for younger exercisers to drop weights on their feet. depending in size,multistation setup might be great. I'd also get one with a dip bar and pull up bar - mandatory, so you don't need to add other equipment You might spend more in one machine, but it'll go further. Just my opinion. Either way, enjoy time with the family!
A farm would be the best all around for fitness and strengthening but that probably won't fit your garage. I'm always partial to rock climbing stuff like hang boards or build a campus board, maybe a bouldering wall?
Bar big stack of plates (get 3x the small plates you think you want and half the wheels) Rack / cage Adjustable bench Everything else is a waste of space. Mountain bike > assault bike. Sidewalks > treadmill...

Preteens don't need "equipment". Put them on a bike, and convince them climbing trees is fun. Real life should supply most or all of their exercise needs. Our weekly family ride is the highlight of all of weeks. Quality,screen free time, fresh air, sunshine. There is absolutely nothing negative about it.
Flooring. Assuming you have concrete, check out https://directcolors.com/ they’re having a sale. Not affiliated with them nor make anything off it. I did my concrete patio and it looks fantastic. For garage floor I would stay away from solvent based, go with Colorwave (low VOC’s), followed by a sealer. Their customer service is great too. Makes it look fantastic. I know that may not be the suggestion you were looking for but, it’s a nice element for garages or outdoor concrete. Peace, love and stack sats in humility.
